The 140 Second Street investment was acquired PreFund in September 2011. This asset was a desirable investment due to the building’s historic architecture and urban location in SoMa, across from the new Transbay Terminal. Swift repositioned the asset by fully remodeling certain floors, exposing brick and steel columns and repainting the facade. The building was remeasured under ownership and increased area by 8.5%. With the building improvements, Swift was able to roll 50% of the building to rents 80% higher and with better credit tenancy. The asset was sold in November 2012.
