The 111 Market Square investment consisted of two extremely well-located office buildings in high-growth Downtown San Jose, across from San Pedro Square. The asset’s freeway proximity provided unrivaled access throughout Silicon Valley and the East Bay. The assets were acquired from the lender at below replacement cost with the potential to capitalize on densification ongoing within the San Jose submarket of Silicon Valley. The team completed onsite updates including upgrades to the lobby, conference room, corridors and restrooms, created spec suites, full landscape remodel and the addition of a fitness center. Swift’s institutional ownership also unlocked value with creative leasing strategies to increase rent and minimize the impact of rent roll. The asset was sold in November 2016.
