Acquired in 2011 in conjunction with San Ignacio, 1290 Parkmoor was purchased off-market. The building is a 68,000 square foot steel frame glass and steel building with adjacent light rail and highway access. It was one of the few office large block vacancies in the West Valley and also allowed additional exit optionality as it had multi-family residential entitlements approved for the site. At acquisition, Swift made the decision to do no additional improvements to the site given the unique quality, site plan and location of the asset. Immediately after acquisition, Basis Schools approached Swift about buying the asset outright to put an elementary school on the site.
